Before submitting maintenance

A few quick checks can solve common issues.

Residents are responsible for routine items such as bulbs, batteries, filters, ordinary wear-and-tear items and simple drain clogs as described in the lease. For non-emergency repairs, use the portal and allow up to one week so the appropriate technician can be scheduled.

No electricity

  • Check whether the issue affects one outlet, one room or the full apartment.
  • Move each affected breaker firmly to OFF, then firmly back to ON.
  • Reset GFCI outlets in kitchens, bathrooms and laundry areas.

Drain or toilet clog

  • Try a plunger first.
  • Stop using the affected fixture if water is rising.
  • Report sewage backing into a non-toilet drain as an emergency.

Smoke-detector chirp

  • A periodic chirp usually indicates a low battery.
  • Replace the battery promptly.
  • If there is smoke or an active alarm, leave and call 911.

No heat in winter

  • Confirm windows are closed and thermostat settings are correct.
  • Confirm the electric account is current where applicable.
  • If heat is still unavailable, call emergency maintenance.

Fire or carbon monoxide

Get everyone outside and call 911 immediately. Leave windows and doors closed for an accurate fire-department reading.

A $100 emergency-dispatch fee may apply when utility nonpayment caused the issue or required basic troubleshooting was not attempted. Hot-water and air-conditioning concerns are handled as non-emergency maintenance requests.
